Avant Townhomes, (a subsidiary of Intrapac) have completed the construction of 134 Townhomes at Intrapac’s Award winning QUAY2 development in Torquay (VIC) after commencing construction in mid 2018.
Designed to appeal to a more diverse set of demographics, the pioneering Avant Townhomes were created to address a growing desire for an attractive, spacious alternative to the traditional, freestanding family home.
Two and three bedroom dwellings were offered in either an apartment or townhome format each architect-designed with a contemporary coastal aesthetic. Lightweight building materials and colours were selected to suit and withstand Torquay’s sun, sea-salt, and rain whilst enclosed courtyards provide secluded outdoor rooms, protected from coastal winds whilst private roof decks captured sea views.
Striving to minimise energy consumption and environmental impact, every Avant Townhome at QUAY2 has a 6-star energy rating boasting fully double-glazed windows, recycled water, and a solar power system. The Redback inverter system was installed with simple software enabling the homeowner to manage the energy collected and used by their home. This sophisticated system also monitors weather forecasts to help decide whether power should be bought, consumed in the home, or sold back to the energy supplier.
In May 2019, the Avant Townhome display suite opened at QUAY2 with four townhomes & apartments offering floorplans variations to appeal to varying family types & lifestyles – all professionally decorated. This display proved to be instrumental in assisting the Sales team to communicate the quality of the Avant build, the ergonomic design principles employed (ensuring efficient, modern, open plan living) and the sophisticated sustainability and inclusions package.
This medium density offering supports the delivery of over 530 conventional land lots at the QUAY2 46ha site which launched in mid 2016 in Torquay (VIC) and sold out 18 months ahead of schedule by January, 2021. Today, both The Quay (Intrapac’s original project) & QUAY2 continue to achieve exceptional capital growth in property values and are regarded as the most highly sought-after projects in the region.
Intrapac Property undertook the development of Somerfield, a 2,000 lot residential estate in Keysborough from [2010 to 2018]. The master plan for Somerfield identified a number of land parcels as being appropriate for medium density housing. The largest of these was a four hectare site in the South West corner of the estate and adjacent to a new neighbourhood shopping centre.
Avant Townhomes undertook extensive market research and master planning to transform this site into a high quality, walkable precinct that integrates into the broader Somerfield estate and surrounding property.
The project includes 110 homes, comprising terrace houses and low rise apartments. Virtually all of the homes have direct car access from the street as the council wanted to minimise private roads and laneways. This approach required detailed consideration of streetscapes to manage the visual impact of garage doors.
Avant Townhomes presented a wide range of home designs, prices and customisation options resulting in no two completed homes being identical. The housing range has also resulted in a more diverse community than is normal in new residential areas.
The first stage of the Homeleigh Road project was completed in mid-2017 and the last home was handed over to its owner in December 2018. The project was designed and built to settle in five discrete stages.
The Avant Townhomes story started in 2016 with a small group of 11 contemporary homes at the corner of Stanley Road and Blanchard Avenue in Keysborough, within the broader Somerfield Estate developed by Intrapac.
With the new houses being built in the Somerfield estate predominantly for young families, in 2013 the Avant Townhomes team began exploring the level of interest from potential purchasers with different housing needs and at different life stages. Research included a series of professionally facilitated focus groups. This work established there was an appreciable unmet demand for smaller, well designed and more efficient homes.
The development by Avant Townhomes at the corner of Stanley Road and Blanchard Avenue included two house plans with variations in architectural presentation and a range of options including placing the master bedroom at ground level. The 11 homes are set around a private pocket park. Four of the homes have car access directly from the street and seven have garage access from a private road. This configuration allowed enhanced architectural presentation to the street, without being dominated by driveways and garage doors.
The 11 homes sold off-the-plan well before construction was completed and they continue to stand out as premium homes within the area.
